With the Christmas season approaching, the Noida Authority intends to make the occasion more auspicious by unveiling a new plot program in Noida. The proposed Noida Authority Plot Scheme would offer a variety of plot types, including residential, commercial, industrial, and institutional. The forthcoming Noida Plot Scheme is expected to offer plots of varying sizes and prices in Noida, the NCR's burgeoning real estate market.
The decision to introduce a new plot program was made in reaction to a large number of plots that have been vacant in Noida for over a decade, as well as plots that have become vacant due to unpaid developer payments. The authority has identified unoccupied lands in various sectors.
The authority's proposal intends to incorporate vacant sites in the city that have not been occupied by prior owners. Furthermore, the concept of offering vacant plots is projected to increase land utilisation, contributing to the city's general expansion. The Authority will soon unveil the application procedure, plot sizes, and prices for the New Noida Authority Plot Scheme 2024.

The plan will be implemented by e-auction
The e-brochure and paperwork fees were neither refundable or changeable.

Noida Housing Scheme 2023: Important Details
To reduce the city's inventory overhang, the Noida Authority created the Noida Housing Scheme 2023, which offers 388 flats across several budget groups. The Authority comprised flats that had previously been surrendered by owners or remained unsold in prior plans.
The Noida Authority launched the Residential Built-Up Flats Scheme 2022-23 (H) (01) with the goal of reducing current stock in different sectors of Noida. Noida Housing Scheme 2023: Eligibility Criteria
The eligibility criteria for Noida Authority Plot and Flat Scheme 2023 are as follows:
The applicant must be an Indian citizen aged 18 and above.
Applicants must furnish their PAN card.
To participate on behalf of an individual, ID documents such as Aadhaar Card, Voter ID Card, Passport, or Driving License must be submitted.
The applicants and their spouses/children must not be full or partial owners of a Noida Authority property.
The applicant's spouse and children are not eligible for separate flats under the scheme.
How to Apply for Noida Housing Scheme 2023?
Although both draw and e-auction candidates paid the identical non-refundable and non-adjustable processing charge of Rs 1,180 (including GST), the application process differed depending on their budget. In addition, applicants contributed a registration fee/earnest money deposit (EMD) of 10% of the built-up flat's base price.

Noida Housing Scheme 2023: Registration Process for LIG Applicants
The application form was free and available on the official Noida Authority website. It could also be acquired offline at the Noida Authority's Housing Department in Sector 6, Noida.
The EMD money was sent to prescribed banks.
If any supporting documents were missing, the screening committee gave the applicant five working days to furnish them. Failure to submit within the allowed duration resulted in disqualification.
To participate in the Noida Housing Scheme 2023, applicants needed to provide bank account numbers, IFSC codes, and PAN numbers on the registration form.

- Successful applicants submitted 30% of the total flat price, post-adjustment of the EMD, within 30 days after allocation.
- The remaining 70% were paid in eight semi-annual payments with the relevant interest.
- Applicants who made full payment for their flats within 30 days of issuing the allotment letter earned certain rebates.
- The Authority repaid the EMD sum of unsuccessful applicants without interest within 30 days of the manual draw/e-auction.

For applicants interested in e-auctions, the Authority optimised the payment mechanism based on the amount (processing fee or EMD) to be submitted-

Fees for document download, processing, and EMD apply to Net Banking, NEFT, and RTGS. Document download cost, processing charge, and EMD can be paid using SBI Cheque at any SBI branch.
Noida Housing Scheme 2023: Allotment Procedure
The results of the allotment were published on the official website, and the Authority physically distributed the allotment letters.
In the instance of e-bidding, the highest bid was compared to the reserved/allotment price. Despite many bids and EMD submissions, applicants were each assigned a single unit.
Noida Housing Scheme 2023: Withdrawal and surrender
Applicants might withdraw their applications up to 72 hours before the draw/e-auction.
- The EMD was reimbursed with no interest.
- In the event that a successful allottee wanted to renounce the flat after receiving the allotted letter, an amount of Rs 10,000 was deducted from the EMD. The remaining EMD sum was subsequently refunded.
- Flats cannot be forfeited after four years after allotment.
